Straight answers

Can you find a leak that only shows up in heavy rain?

Usually, yes — the entry point leaves evidence (staining, moss, displaced bedding) even when it's dry. If a leak needs water testing, we hose-test sections until it shows itself.

Do you do full re-roofs?

No — we're the repair crew. If the roof is beyond spot repairs we'll tell you straight and hand you photos to take to a re-roofing contractor.

Tile and Colorbond?

Both. Tile re-bedding and pointing, Colorbond screw and washer replacement, and flashing work on either.

What moves the price / fixed, inc GST

Roof leaks are priced by the search and the repair, and the search is part of the job rather than an extra.

  1. 01Finding it, then fixing it — Some leaks show themselves immediately and some need hose testing. The search is priced with the fix, not separately.
  2. 02Roof type and pitch — A low-pitch tile roof is walked. A steep or fragile one needs different access and more safety setup.
  3. 03What the repair is — A displaced tile is quick. Re-bedding ridge capping, re-dressing flashing or replacing a valley iron is a longer repair with materials.
  4. 04Storeys — The booked find-and-first-fix price is for a single-storey roof. A second storey changes access, setup and crew.
  5. 05Weather and access — Wet tiles and a forecast that turns decide whether the roof can be worked safely on the day.

    Water travels before it shows

    A ceiling stain is rarely under the hole. Water gets in at a ridge, a valley or a flashing, runs down a batten or along a sheet, and only drops when it hits something it cannot cross.

    That is why the job starts on the roof, tracing uphill from the stain, rather than at the stain itself. Wind-driven rain gets in where a still downpour never reaches, which is why a storm-only leak is the hardest one to find.

    The usual suspects

    Most leaks come from one of three places: cracked or slipped tiles, lifted or perished flashing around a penetration, and ridge capping whose bedding has gone powdery and let water behind the pointing.

    Valleys are the fourth. Leaf litter holds water in the valley line, and once the iron or the bedding under it has gone, the water has a direct path in.

    Repair, and the honest limit

    This is repair work: tiles re-seated, flashing re-dressed, capping re-bedded and pointed, valleys cleared. Where a roof is past spot repairs, the straight answer is that it is.

    The photos from the inspection are what a re-roofing quote gets built from. Telling someone their roof needs replacing when it does not is not a sale worth making, and the reverse is worse.

Before you book

What you notice about the leak is the most useful thing you can tell us.

  1. 01Note where the stain is and when it appears — after heavy rain, after wind, or all the time.
  2. 02Photograph the ceiling or wall stain, and the roof from the ground if it is visible.
  3. 03Clear the driveway under the working area so the ladder and the ute have room.
  4. 04Say if anyone has been on the roof recently, and what they did.
  5. 05Move anything under the leak that another wet night would damage.
  6. 06Photograph the stain before it is painted over, because it is evidence.
